Arbejdsprocesser og klassifikationssystemers indvirkning på en Facilities Management organisation

Abstract

Nærværende rapport er udformet i forbindelse med det afsluttende kandidatspeciale på Aalborg Universitets kandidatuddannelse i Byggeri og Anlæg, Cand.scient.techn. med speciale i bygningsinformatik. Formålet med specialet er analysering af anvendelsen af klassifikationssystemer og arbejdsprocesser i forbindelse med en Facilities Management organisation. Analyserne foretaget i rapporten skal danne fundament for forsøg med arbejdsmetodikker, samt til udvikling af systemer. Rapporten ligger specielt fokus på det operationelle led, og deres daglige arbejdsprocedurer, samt deres krav til et nyt FM system. Arbejdsprocedurerne og kravene til det nye system analyseres grundigt, hvorved der dannes grundlag for nye arbejdsprocedurer. Specialearbejdet er funderet i videnskabelig litteratur omhandlende emnerne Facilities Management, klassifikationssystemer og arbejdsprocesser foruden projektgruppens erfaringer med aktuelle værktøjer. Der tages udgangspunkt i rapporter fra henholdsvis Cuneco og BuildingSMART, relevant FM litteratur og Contextual Design til anvendelse af disse værktøjer og metoder. Metoderne anvendt i forbindelse med specialet, er sat i forhold til FM organisationernes eksisterende kravsspecifikationer til et FM system. Til at understøtte emnerne er Frederikshavns Ejendomscenters overgang til et nyt FM system anvendt, og forventes ibrugtaget slut 2014. Specialet rettes mod kommuner eller lignende organisationer, som skal til, eller er igangværende med indførelse af en FM funktion i virksomheden, eller implementering af et nyt FM system. ”Arbejdsprocesser og klassifikationssystemers indvirkning på en Facilities Management organisation” initieres med introduktionen af projektcasen, som ledes videre til analysering af de konkrete problemstillinger, der kan opstå i forbindelse med indførelsen af et nyt FM system. Efterfølgende beskrives de forskellige metoder anvendt i specialet til udarbejdelsen af de analyserede problematikker. Opbygningen af specialet er inddelt i et sæt begrebsafklarende kapitler, som klæder læseren på til dataindsamlingskapitlet, der danner grundlag for rapportens løsningsforslag. Slutteligt udføres der konkrete forsøg med udviklede værktøjer, samt aktuelle metodikker for informationsudveksling. Opsamlingen af projektarbejdet er foretaget ved hjælp af delkonklusioner i hvert kapitel, som opsamles i en hovedkonklusion, hvori rapportens problemformulering forsøges besvaret. Hermed gives et indblik i, hvilke metoder og værktøjer projektgruppen har afprøvet, og mener, kan styrke FM organisationen. Afslutningsvis reflekterer gruppens medlemmer over deres meninger og holdninger til de afprøvede metodikker og arbejdsprocesser i specialet, som gennemgås i perspektiveringen.

This thesis forms the final project at Aalborg University’s Master´s degree in Building Informatics. The purpose of this thesis is to analyse the use of classification systems and work processes in connection with a Facilities Management organisation. The analyses made in relation with this thesis, forms the base for the tests performed with methodologies, and development of systems. The thesis puts focus upon the operational division, and their daily work processes, as well as their requirements towards a new FM system. The work processes and requirements for the new system are thoroughly analysed, thereby forming a base for new solutions. The thesis is based upon scientific literature regarding Facilities Management, classification systems and work processes, supplemented by work experience provided by the group, about currently used tools. The project takes its starting point in reports from Cuneco and BuildingSMART, relevant FM literature and Contextual Design in relation with the utilization of tools and work processes. Methodologies used in this thesis, has been put in relations with the organisations existing requirements for a new FM system. To support these subjects, the project is based upon “Frederikshavns Ejendomscenter’s” transition to a new FM system that is expected to be ready to use, at the end of 2014. This thesis is directed at municipalities or similar organisations, which are going to, or are introducing a FM function in their firm, or implementing a new FM system. ”Arbejdsprocesser og klassifikationssystemers indvirkning på en Facilities Management organisation” starts with the introduction of the project case, which then leads to an analysis of particular problems, which can arise in connection with the introduction of a new FM system. Afterwards the methodologies used in composition with the analysed problems in the thesis are described. The thesis’ structure is parted in a set of concept describing chapters, which prepares the reader for the data collection chapter, which then forms the base for the thesis’ solutions. At the end of the thesis, concrete test are conducted with tools and currently used information exchanging methodologies. The thesis is concluded in partial conclusions at the end of each chapter, which are then summarized in a main conclusion, wherein the problem statement is answered. Hereby giving the reader an insight in the methodologies and tools, tested by the group and which ones they define as strengthening for the FM organisation. To conclude the thesis, the group reflects on opinions regarding the used methodologies and work processes within thesis, which is reviewed at the end of the report.
