Abstract
This thesis examines the prospects for establishing a company in Bulgaria’s construction industry. It applies a two-pronged approach: (1) a literature- and data-driven analysis that reviews the free-market economy, entrepreneurship, value creation, sector-specific features and good practices, complemented by a PESTEL analysis of the Bulgarian construction market; and (2) a field study based on interviews with companies across different branches of the industry. Structured according to the IMRaD format and including reflections on methodology, target audience, and limitations (notably timeframe and data access), the study identifies several potential niches for new entrants—particularly prefabrication, quality construction, and outsourcing. At the same time, it highlights significant barriers, including corruption, illegal practices, and a shortage of skilled or adequately trained labor, which pose heightened risks for new firms. The thesis concludes that opportunities exist but that success depends on careful positioning and risk management to navigate a challenging business environment.
